Ah, take the crappy apt...it will make your new house seem that much sweeter

I can't figure why some landlords prefer psychotic meth-heads to quiet, rent-paying, respectable tenants.
I think some landlords just need a little Jerry Springer type drama in their lives

I don't understand that either. I'd take the quiet family anyday over the rowdys.

IMO, he probably has more reason contractually (the lease) to evict the others instead of you.

In your lease there should be a line item (or paragraph) for "quiet enjoyment". He'* not providing that or regulating those who are infringing. My lease has that and our tenants find it comforting.

That may honestly be what we do. I mean, it'll only be a year or so.
Yeah, I just don't get the land lord either.
I really don't wish bad on anyone, it'* not me, but I kind of hope the upstairs neighbors give the new people a hard time too so the land lord has to deal with that.
Like I have said, I just want out of here now.

Yeah, that'* what my boss said to. Although there is no direct clause, it does say that "tenants shall make no noise that disturbs other tenants or neighbors"
My boss did say that it is kind of an unwritten rule that the landlord has to provide quiet enjoyment. I even had my boss send the land lord a letter explaining that.
He doesn't care.
I think that is the problem, he JUST wants to collect rent with out any hassle.
I understand being a land lord is a big responsibility, and can be a lot of work. That is why we don't do it.
we considered buying a multi unit house, but we don't want to have to deal with it.

You will find a lot of landlords that just want the check and that'* all. My landlord started getting that way and wouldn't come to fix things, and even started saying he didn't have to and he was doing it as a favor(which it was stated and in the lease he was to fix stuff)

And I know many people will retain the loud/addict ones because they usually pay on time so as to not raise suspicion or anything (as stated from a friend who owned a couple houses in Rochester)

All in all, I think the move, while unfortunate, will be good. Hopefully the new neighbors are better.

And it'* too bad you weren't looking to move to or were near Elmira, NY. My grandfather'* house is up for sale, and I am sure I could have talked my parents into a lease/rent to own option.

yeah, definitely not ready to move out of town.
i think the neighbors always pay on time too, and they never complain cause we don't give them a reason too
We went and looked at another apartment tonight.
Overall it was nice, but it wouldn't work for us. It didn't have a shower, only a tub, and I can't deal with that. Plus both of the bedroom closets were way to small and the rooms weren't big enough for much furniture to compensate. Especially with my two girls having to share a room.
Plus, it was 70 more a month than the other one we did like.
Then, we drove past these ones that were just built within the last couple of years. They are income based, and they allow small pets.
Going to call about those first thing in the morning.

Also check out thrift stores, consignment stores, things of that nature. I dont know about your area, but theres a consignment store here that has some really good used appliances and such for good prices.

I have also seen large appliances being hauled in cars similar to yours, so delivery shouldnt be an issue


One more option, although I don't know how much I would advise it with the uncertainty of your situation would be to buy a new one from somewhere like Lowe'* that may offer some financing plan like "No Payments for a Year" or something like that. Those can work out great if you can pay it all back before the year or whatever time, is up, but most people either cant or dont, and thats where it gets expensive in a hurry, but it is an option.

What about your friend with the loft apartment? Is it furnished? If I was your friend and had a refrigerator and stove and stuff I wasnt really using, Id be saying "here ya go buddy". Or at least cut you a nice deal on it.
