Now that I've landed a new job, I'm beginning to look for a new place to live. I've got two successful rentals under my belt, but I figure it'* never too late to ask about the pitfalls of finding a place to call home for a couple years.

This time, I'm not taking on any roommates, so there won't be any deadbeats with me. I've learned how to budget via trial by fire. I've collected a complete apartment'* worth of furniture in a storage locker (unfortunately 50 miles away from the new place). Plus, I'm currently a torque wrench and axle nut shy of a complete set of hand tools, so I won't mind moving even further away from Bill'* house.

That just leaves the property itself to inspect, which in retrospect, I've sucked at. I've learned (all the hard way) to look at the radiators, insulation, windows, furnace, water heater, and signs of bugs and rodents. Anyone have any more advice?

Take pictures of expensive breakable that are already broken when you move in. Doors,carpet, walls, trim, kitchen and bath pieces. Also bring all of this to the attention of the owner.

I already do that. Fortunately, I've never needed to use it in the end.
