update on the house
I decided to bump my price range up a touch to see if any felt more right. One was right on the cusp of what I offered being obscene and an insult. I had a realtor buddy with mls and real estate valuation information and gave him the info to look it up and he said at full price of what they had asked it was a deal for the amount of sq footage and the 3 car garage. So I shot my normal offer for the general price range. My realtor told them aLl about the tax credit I missed and all the little thing that has happened. Well long story short on the house is that the person selling it is the daughter of the real owner and blah blah blah you all know how that goes memories and such. Well the realtor said I am a real huge car buff and a vet and well I guess that was the magic key and they came to the price I was shooting for being the end price in my favor. In the back yard there is a renault and in the garage is a vert corvair and some sort of truck thing under a tarp so I know that this has had a lot of car love over the years. I guess the dad was an avid car guy and lived there for many yrs if not built it still waiting on that info. The house was built in 25 and the garage was in 75 and the house has all hardwood under the crappy carpet it has now.
so this was almost the deal killer in the woman'* mind

now this is a cool little thing that is an antique. The house was built in 1925 so this was a coal burning heater that was converted to a gas burner. We lovingly refer to it as the octopus in the basement. it is solid cast iron too so I am debating selling it to an antique dealer to cover the cost to get a new setup

now this is copper I think. I was talking to a friend and she said to refinish it and then when i yank up the nasty carpet and resto the hardwood they will pop like something awesome

the other cool thing about the house is it has a "central vacuum" with ports in the floor and here is one of the ports
IMG_1383.jpg
this is the wall of the master bed and the built in closet that "she" wasn't overly fond of either but I find really cool

here is a shot of the living room and dining room. For perspective I am standing in the door way of the kitchen I love the open setup. The bedrooms are off to the right. I think I will be extending the kitchen out 3 ft into the dining room and open it up so it has a pass through area to keep the open flow since the kitchen kills it.

here is a quick shot of the back yard and the little renault chilling back there that is completely awesome

here is a quick cell shot of the front of the house

this is why the last pic is all rain soaked. there was 3 of them that touched down and at least one was on the ground for over 10 mins
IMG_1345.jpg
should be a great house to fix up and live in for a good 10 yrs
got it appraised last week and they valued it at 10k over what I am paying for it so I am walking into instant equity woohooo. I will post more pics later after the move in which is in 3 wks. so pup in 2 wks and then house in 3 wks then garage full of "birds" in 4-5 wks life is finally good

The garage is in the corner of the picture with the car. It is detached and behind the house. All I am going to do to it is insulate it and create a loft in the rafters to store stuff like rims and such to clean out my storage unit.
I just need to figure out how to get the gray car in the back yard so I can stick the 2 birds and the regal in the garage to start the work on them. Gotta have the red ta going by may of next year to have it be ready for the prtoposal plan. For those of u in ohio I could use a hand with it to make it stick in her mind
