I doubt it'* a typo. Sq footage in real estate doesn't actually (well rarely) refers to the actual sq footage of the entire house.
Instead it is a combination of a couple things. I *think* it was: kitchen, any bathrooms not in the basement, any bedrooms not in the basement, and the stairwell area. Something like that. I can't remember exactly but its not just an overall picture of the size of the house.

My g/f works real estate.
Last time I bought a house ( in Ontario), the sqft was everything on the main floor, and does not include the basement even though it was finished, probably cause it was never declared as finished.
So it included kitchen, living room, bathroom, and both bedrooms, and was sitting around 800-1000 sqft, then the basement was the same size, with a laundry/furnace/second bathroom ( big *** room), a third bedroom, a workshop and a nice big rec room, but since for tax purposes it was never declared as a finished basement, they didn't include that in the sqft.
Not sure if each province is different.
