Heh. Nothing is set in stone yet, I won't know until July. Part of the reason I'm heading out there is to assess whats on the "ground" in terms of staff. I wouldn't be buying until after July 15 anyway so there'* no point in looking.

It may not be as bad as it seems right now, Aaron. I have a brother and a sister in Texas and we all grew up in the Hudson Valley area too (Sugar Loaf, Pleasant Valley, Poughkeepsie). There are some really beautiful spots in Texas.
