Woops...I only looked at the initial page and didn't look into it further...but anyway, only a few of the factors are silly-sounding...but basically they managed to take a lot into acount...especially in the negative factors list....

take out the bs factors and figure based on crime, income, marraige, etc to get a more realistic picture. Not by how many sunny days there are.
