Well time for house shopping *UpDated*
 
Since where im at right now will not accommodate a family of 4 plus an addition and I'm against moving into a womans house, It's time to start shopping. We have been looking off and on but it's getting time to get serious.

1. 2001- Large bungalow with partially finished basement, vaulted ceilings, 3 Bedrooms with room for more in the basement, 3 bathrooms, and Oak Kitchen. Large shop approx. 50' x 40' with two extra height doors. Zoned residential and commercial for use as your own shop or garage. Fabulous Buy for someone willing to put in some elbow grease.

there is an offer on this property, It is a bank sale. Needs a little work nothing that couldnt be done easily. With Down and private financing im looking at around 450.00 a month...

payments wold be the same for this I can pretty much by what I want, thats what i have been told. But im an easy guy to please a nice place and a huge Garage is all I need.. but yeah were looking.

since you didnt post the listed price, its really hard to tell whats the best deal..

straight up, #1 looks to be WAY nicer

how much are you putting down to get payments like that?

lol yeah i forgot asking ,

both are asking the same 169,900 I have enough to mortgage only 100,000 and with private financing Interest will not be a consideration. Basically I have done so much for the person who is willing to carry the mortgage or pay what i don't have out of his own pocket yeah im to tired to explain lol but I would be making payments to a financing company of around 450-500 a month lol of course i wold pay more when i could.

And lke i said I have a good chunk Down so... i think even at 3% it works out to that payment
Oh not to sound like a snotty prick lol cause that I'm not but honestly I owe Nothing I don't carry a balance on a CC for longer then 30 days. I bought my Car,Truck. so debt isn't an issue either

#1. Needs... Bathroom all fixtures Kitchen All fixtures Oak trim removed all rooms. Garage needs electrical panel and Doors also Bathroom fixtures. Also needs a lot more landscaping (not a problem tho sis does that)

#1 IMO.

All the stuff you just listed is rather easy and allows you to make some of the most important things customized to what you want. You can lay out the electic panel how you want ( I assume all the plugs and such too) and chose a garage door that will keep the GXP nice and warm. Landscaping is cake.

Oh for sure i know all thats easy to do the only thing with #1 is frontage its right on the road.. I have a building like that one right now i'm sure i have the doors somewhere that i can use Also might look at picking up a booth If this is the house. Like i said there is a offer on it as of 1:26am but the agent doesnt trust it I havent even viewed it, might Friday.

Sorry #2 is 144,000 so i would be looking at dropping less on the down payment..

The decision is entirely yours. Go with your guy instinct, while being sensitive to what you can afford.

Having my real estate license (albeit, in escrow) and owning rental houses, the best piece of advice I can give you is be suspicious of your realtor. They ALL try to get you to act fast by telling you "an offer is in on this house, but if you give me a number I'll get it in immediately". It's a scare tactic to get you to respond quickly. It's dirty and cheesy, IMO. 99% of the time, in the north, there are NO other offers on homes. That's why there is a record number of homes for sale right now. Take your time and don't fall for the pressure. Offer what it's worth to YOU, when you're ready.

they pulled that stunt on us on our house and we bit since it was our first. It was a structurally sound house, but nasty looking because the owners were pigs. Black sections of ceiling from smoking, food on walls, etc. They listed for $90K (second time, first was FSBO), we offered I think $75K, and then our realtor told us they supposedly had an offer. So they came back with $80,700 and we accepted. We later found out that they were like days from a foreclosure, and that a neighbor down the road offered them like $45K for the house (don't know if that was the offer they referred to). Thinking back I'm sure we could have gotten it for much less if we started lower and stuck to our guns.
