Default Advice...

I am finally looking for a lot in or around town.

I was at first looking for 3 to 5 acres but have decided that 3 will do LOL

Original plans were to build a 60x100 Steel building then follow that by adding a Modular home in the spring, My own community !!

Then I thought of building just the 60x100 Building with a Flat roof and adding the House onto the second Level....

Either way my Building has to have 2 14x14 Doors 2 12x12 and one 12x10

I kind of like the idea of adding a house to the top cause I could delegate a corner and Door just for the house, You never go outside in the winter !

I know 60x100 is huge for a house but then Why not the Main house 60x50 and 2 Apartments 30x25 each...

I am trying to maximize Land here,

Here is the question, Is it cheaper to go with a Steel building, or is it Cheaper to Stick Build the whole thing.

The Buildings are not as Cheap in Canada as the US I priced a 60x60 building today it was 30,000.00

If I may make a suggestion. Building a huge shed is my idea of a great use of land. however, building a house on top of it will cause problems. There'* a ton of codes that need to be followed to do this. Also, it will make the house very hard to sell when that time comes.

Now, back to the shed. I would make make the stalls drive threw, a door on the front and back. Makes life way easier. Higher ceiling should be considered so you can add a lift.

Yeah My plans include a 14x14 door on the front with a 12x10 beside it then a 14x14 door on the back with another 12x12 door on one side.

I looked at one with a flat roof they offer it with an Office on the second level with a 2x12 pitch roof.

Offices could always be turned into apartments, but then im up to 60,000 for a building and 30,000 for the lot...

plus electrical and water.. the more and more I price this out it looks easier just to buy someone'* headache haha

Building can be a pain. I have a pole shed here. I could use about 2 more feet deep, and a few feet taller, no room for more then a 3 foot lift. My biggest problem is winter, it just wont heat up. I'm considering adding a drop ceiling to hold the heat down.

Pole Barn Construction with metal siding/roofing is the best cost alternative. Always build 150% more than you think you need so it doesn't bite you in the *** later. Friend has a 3 bay drive through style. It'* awesome and a winter hideaway of mine.

Yep, I've always thought you build what you will want in a few years, not what you need now. It never seems to be big enough. Take everything in to consideration. You need a large work bench, a place for tools, etc. Give yourself perhaps 2 to 3 feet to move around your largest vehicle.
