Looking at Modular Homes.
No its not a trailer Its a Dang House. LMAO
I think I have decided to not buy someone else'* house or someone else'* headache. I'm going to start looking for land likely serviced. And buy a modular home I have been searching floor plans for the past 6 months or so. I think it'* a better deal then building a house from the ground up? isn't it?

Check your lenders/banks for info. I know that many places around here will only finance a modular as a trailer. I think they get deeded the same too but I'm not positive; better check that too.

Most of the places I have looked at finance... But thats not really a big deal I was planing on owning it the day it was delivered. (See Paul'* post lol)
this is the one We are looking at but Don't know that it is available in Ontario and cant see it being shipped from Man
I will be going with a Full 10 foot basement and radiant heating in the floor. Why 10 foot? well when you put a ceiling in and hide everything your at 8 FT plus its a selling point one day. And a 2 car Garage isnt an option and wouldn't be attached to my house.. I would build that off the the side.

A two car garage isn't big enough. Make it 6ft deeper and wider. What I was implying was you need room for the other crap, Mowers, snow blowers, air compressor, work benches ....
I have 4 cars, none are in the extra deep/extra wide garage - thats full of 'other crap' LOL

Oh I know about that..
I have plans here for a 60x30 garage with a 2bd room apt on top that I will build. What i was saying it that I wouldnt build a house modular or not with an attaced garage. Might cut it in half and build a 4th Bd room on the main level or a computer/ Gamer room.

I was looking into one of them awhle back, and as long as it'* set up on a proper foundation on land you purchased (as opposed to leasing) there is no problem with mortgages or insurance. At least in British Columbia.

Just be careful about modular or trailer like construction.
They depreciate big time....unlike a home.
As long as you own and not rent the land. The land is the greatest asset. You can always rebuild or renovate later on.
