Landlord'* Obligations?
So my resident manager and I have been going round and round lately. She has only been our manager for about 5 months however i have known her for quiet a while as she is my moms friend. A long time ago (when i was a party animal) i was late paying rent several times, but lately (for about a year and a half) ive been rent on time religiously until last month. I have been extremely low on cash (about 90% of my income going to rent) and the corporate office (which oversees several apartment complexs) is really getting strict on me. No more grace period, and if i am late again a 30 day notice to get out.
HOWEVER! When i moved in over 3 years ago, i moved in very quickly and maintanence didnt have the time to install new carpet between the old residence moving out and me moving in, but they said they would install new carpet after we get settled in. now its 3 years later and still no carpet, we had a exterior leak below the apartment'* balcony above us which water damaged my walls. THEN a small hole appeared in the cealing of the bathroom above our toilet, which was caused by a leak in the plumbing above us, and now it drips water.
As of now my bathroom is completely gutted, just studs, insulation, plumbing and wiring. The bathroom will be unuseable for a week they say, except to use the toilet.
So i am pretty pissed. First of all, i dont see why it would take a licensed contractor a week to hang new drywall and repaint. And it just seems like a one way street with these guys. I understand their strictness when it comes to me paying my rent, but they havent replaced my carpet, ive have water damage and a bathroom i cant use. Where am i supposed to take a shower at 4am before work?
I just got the "Main Guy" phone number.. where do i stand? whats my angle?

Most landlords aren't going to want to lose there renters, especially if you have been there for a while, and double especially in this economy. But paying late is a big red flag. I realize times are tough, but they are looking out for there own asses.
I think your best bet is to pull out your most sincere attitude and tell them its a big inconvenience for you that the bathroom is out, and also that they had promised to replace the carpet which hasn't been done yet, and that you don't feel they are holding up their end of the bargain. It'* a buyers market and they know it'* not going to be hard for you to find another place to rent. Hopefully they come around and your money situation starts looking a little better.

Truthfully, your a little fish in a big fishbowl and the corporate leasing agent likely keeps a lawyer/firm on retainer. Good Luck. Just telling you straight. He can afford to have the eviction notice filed. You can't afford to sue them. The best you can do is call and civily inquire about the time frame. They have all the cards. You could make a complaint to your local housing authority. Most aren't very effective and rarely do they want to take something to court unless it involves widescale neglect and complaints. If you call the 'main guy" better put the machinegun down. Considering what you explained, he holds the cards.

I agree with u both. I dont see anything wrong with calling George "Main Guy" but i must be polite and civil. Its not a big deal to them to boot me out and let someone else on the list to file my spot. however they would rather keep me than get someone new.

Seems to me like you might not be in control of your own destiny. I have to give you huge accolades for being able to make rent with 90% of your pay going towards it. When you have little cash you have little to no leverage.
I know you are in south central MI in the middle of nowhere (I used to live 30 miles dead east of you on a farm) and the economy is brutal in MI and likely opportunity worse in your area. With that said, is there a way you can work a second or even third job for a year or two? IMHO, that is the key for a person in your situation to turn the tables. With a second job, not only do you have more cash in the bank, you often have less time to spend money and when you do spend it, you enjoy it more. With a pile of cash in the bank you have options, no cash often means little to no options.

Well is there any way kristen can swing a part time while doing her schooling...i think shes in school i forget..To help some every little bit helps bro..Its sad but true..now that everything with the banshee is straight yo may have to sell it.Not trade it sell it..you gotta do what you gotta do buddy

yea ive already talked about selling the banshee, but Kristen doesnt want me to. she feels everything is here fault finacially. I sold my Raptor to get her a car to get back and forth to collage, and she quit her job at the portrait studio to get me back and forth to work because we thought i was going to make more than i am, she has had a few interviews and things r a tad less stressful.
But if i got a second job i wouldnt be on here as much. WHAT WOULD YOU GUYS DO?
