Default what do i charge a roomate for rent? northfield MN

im looking at houses in northfield minnesota. i know a fair amount are from mn, so they may know the town. its about 18000 people, and pretty close to applevalley, rosemount, lakeville, elko.

well the only way i can afford a place is with roomates. im thinking 2 roomates. the house im looking at is good sized, 2000 sq feet, 4 bedroom, 2 car garage. the inside is really nice, very original, new kitchen, good hardwood. but it is a older home, about 100 years old, insides updated, outside.....good shape, but needs to be sided.

anways, what do i charge a roomate? i had a few people in mind, but they either got a place or dont want to go to northfield (northfield has 2 colleges, there are TONS of people my age, lots of girls ). i was thinking, and i dont know what the "usual" 500 for everything, utilities, cable, internet, movie channels (i get them all )

Charge less for females. For the obvious reasons.






















What were you thinking? I was thinking that they should pay less because they don't use much bathroom time, they always clean their own hair out of the drain, and they aren't very distracting. Geez.

I've always figured just take the toal month'* payments and divide it amongst yourself and the other two... Or buy the house, and charge the other two your mortgage amount and some utilities and you pick up the cheap left overs.

look at similar houses in the area for rent and charge accordingly. I looked into this here in Rochester, NY. I found that on a $100000 house, the mortgage, taxes, and insurance came to about $800/month for a 4/5 br place. I was going to charge $300-350/month plus utilities per room, so that left me with the first 3 people paying the rent and all that, and if there was a 4th, they'd cover the maintenance. When you buy a house you need to save money for maintenance incase something happens unexpectedly since you are now the land lord.

a house for 100,000? they dont exist around here!!!! or they're condemed. this house is going to cost 160k, and needs to be sided. (new, but ugly siding) but its pretty big/nice inside. does need a little work, but its pretty renovated, floors, kitchen, appliances, (attached + heated 2 car garage and a detached garage )

right now im in rosemount, northfield is where i want to go. sounds like $500 is a fair price since it includes utilities tv and internet. cheaper than a apartment, and a lot better


anyone looking? or know someone looking? i dont want some chainsmoking alcholic. i personally dont smoke or drink much. im thinking 2 months from now

we should bonne, i think ill even have a bonneville in a month LOL. selling my alero for extra money (sold the aurora in the sig about 10 months ago) and buying my dads 93 ssei. since the few people that showed intrest completly BS'ed and backed out...

rather than say a lower price + utilities, im thinking just 1 rate which covers utilities, tv, internet ( i work for your favorite cable company so i get all the movie channels, 5meg internet) for $500. and probably garage space. the place im looking at has a 2 car heated garage, and i think a detached 2 car.

id rather live with roomates than get a smaller house, gotta have the bachlor pad....and what bachlor pad is complete without a huge tv and a loud surround sound? lol
