Good things about a newly built home
its insulated.
My house is 5 years old and everything keeps failing. The furnace died completly last winter, and the AC died a month ago.
Today, the AC is dead again, last time it was a siezed compressor, this time...well I wont know until my landlord gets ahold of the owner of the house to "approve" the repair.
Amazingly the temperature inside is still 20* colder than outside. I guess thats the nice thing about a newer house is that it is insulated. Sad thing is that even though its new does not mean the central air system is reliable.

The way a lot of houses are built these days, as well as how fast they can be built, would worry me when I was looking at a new home. That'* pretty sad about hose things failing so soon.

yea, i would rather have a house built in the 20'* or 30'* then a house built int he 90'* or 00'*
my parents house was built in 92 and its crap. $110K and the floors creek (all of them) walls are not all even.. some walls have some stress cracks in the corners...
never gets a Pre-Fab house or a Ryan Homes house.. there crap. everyone iv been is are crappy.
there are some that are good, but most of the Mass built ones are junk.
but yea, at least the new homes heat and cool better as in stay cooler or what not.

My parents' house was built in the early 60s and it'* great. My brother'* house (the one I live in) was built in the 20'*. While it'* built well, I'd rather have a house built a few decades later. I don't like a lot of things about this house (baseboard heaters in every room, stone foundation – makes for an ugly basement, cracks in ceilings...)

I agree. That'* why whenever the day comes for me to buy a home, I will be buying property and I will have my house built from the ground up with my own private contractor and architect. Luckily Michigan is not like California and Florida with high property prices. so this is not something that will cost much more than just buying a newly already built home
Did the items have warranties Hans?

my house was built the winter of 80-81 and seems to be done rite but in 6 months we will see all i have for ac is a little 15000 btu window unit and it is cooling down the lower 2 leves by its self well

Unless you go custom and pay top dollar, everything is lowest bid. That means if they can get seconds, cheap imports ETC, then you will have stuff like this. Paying more means getting Carrier HVAC, Square D electrical, Delta or Moen plumbing fixtures and better quality paint.
Buying a typical new home means getting much less, sadly and the construction industry is going towards a "pay by job"" or "pay by piece" instead of hourly wages, which just rushes the workers to cut more corners than ever to increase production.
